RULES AND REGULATIONS - PETS
 
Rules and regulations help ensure that owners, guests and tenants will enjoy the use of the Ocean House facilities with maximum comfort, convenience and safety for all.  Your full cooperation is appreciated and expected.  Please make a copy of this summary available to your guests, relatives and tenants.
 
PETS 
The maintenance, keeping, boarding and /or raising of animals, livestock, poultry or reptiles of any kind regardless of number, shall be and are prohibited within any unit or upon the common elements, except that the keeping of small, orderly domestic pets (i.e., dogs, cats or caged birds) not to exceed two (2) pets per unit without the approval of the Council, is permitted, subject to the restrictions herein; provided, however that such pets are not kept or maintained for commercial purposes or for breeding; and provided, further, that any such pet causing or creating a nuisance or unreasonable disturbance or noise may be permanently removed from the Property upon ten (10) days written notice from the Council.  Such pets shall not be permitted upon the common elements unless accompanied by an adult and unless carried or leashed. 
 
Any unit owner who keeps or maintains any pet upon any portion of the Property shall indemnify and agree to hold the Council and the Association harmless from any loss, claim or liability of any kind or character whatever arising by reason of keeping or maintaining such pet within the Condominium.  All pets shall be registered with the Council and shall otherwise be registered and inoculated as required by law.  The Council may establish reasonable fees for registration of pets not to exceed the additional cost incurred by the Association resulting from the presence of such pets. 
 
               In addition, each owner shall be subject to and comply with the following regulations governing pet ownership:
 
               1. Exotic pets:  Exotic pets (snakes, lizards or other reptiles, as well as hamsters, gerbils, mice, rats, rabbits, etc.) are NOT permitted and the parenthetical reference above is meant to be illustrative, not exhaustive.  Questions about a permissible pet should be addressed to the Council in writing with a detailed description of your intended pet.
 
               2. Owners of pets shall not allow such pets to run at large. Renters or Tenants other than the unit owners are NOT permitted to bring pets into the building.  A household pet shall be deemed to run at large when not restrained by a leash or controlled by a responsible person.
 
               3. All pets must have appropriate shots, licenses and tags as required by law.
 
               4. Owners shall ensure that their household pets do not become a nuisance to other owners or residents of the community.  Actions which may constitute a nuisance include, but are not limited to barking, crying, scratching, or being hygienically offensive.
 
               5. Pet owners shall be responsible for immediate clean up and proper disposal of pet waste.  All fecal matter shall be immediately cleaned up when on any portion of the common grounds or elements.  Failure to do so will result in a $50.00 fine for the first incident and a $75.00 fine for each incident thereafter.
 
               6. Pets shall not be chained, tied or leashed to, any common area fence or railing.
 
               7.Pet owners shall be responsible for all damages and costs incurred in the repair of damages to the common areas caused by their pet(s), as well as all damages for injuries caused by their pets.
